bookmystay.direct ("bookmystay", "we", "us") is a service operated by Lavndr Living, S.L., a company incorporated in Spain. These Terms govern your access to and use of bookmystay.direct and its booking-page tools (the "Service"). By creating an account or using the Service you agree to these Terms, the Privacy Policy and the Cookie Policy. If you don't agree, don't use the Service.
bookmystay is software that lets accommodation owners (hotels, guesthouses, B&Bs, apartments and private rooms) create a direct-booking page to showcase their property and take bookings or enquiries directly from guests, commission-free. bookmystay is NOT a travel agent, tour operator, booking agent, or a party to any booking, reservation or stay. Any booking or stay is a contract between the guest and the owner. bookmystay does not process guest payments for stays and takes no commission on bookings.
You must be at least 18 and provide accurate information. You're responsible for your account's security and for everything published on your booking page. One account per owner. Notify us at hello@lavndrliving.com if you suspect unauthorised access.
You are the host and merchant of record for your stays. You're responsible for the accuracy of your listings, prices, availability and photos; for holding the rights to list the property and use the images; for complying with all laws that apply to you (licensing/registration, taxes, health & safety, consumer and hospitality law); and for handling any guest data you receive lawfully. You must honour bookings and enquiries you accept.
bookmystay is a paid subscription (currently €/£/$7 per month or €/£/$70 per year by property location) after a 14-day free trial. Subscriptions are processed by Stripe; we don't store your card details. Your page stays live while your subscription (or trial) is active. You can cancel any time and keep access until the end of the paid period. Fees are non-refundable except where required by law.
Where you enable enquiries, guests submit their details through your page and we pass them to you by email and in your account so you can respond; you become responsible for that data once you receive it. Where you provide a "Book direct" link, guests are sent to your own booking system; bookmystay is not responsible for that external site, its availability, or the outcome of any booking made there.
If you connect an external calendar (iCal from Google Calendar, Airbnb, Booking.com, etc.), bookmystay imports it periodically (not in real time) to show approximate availability. Sync is provided "as is"; you remain responsible for avoiding overbooking and for the accuracy of your availability.
You agree not to: publish unlawful, misleading, infringing or fraudulent content; list property you have no right to offer; impersonate any person or business; scrape, reverse-engineer or disrupt the Service; or circumvent its payment or security features. Breach is grounds for immediate suspension or termination.
You keep ownership of the content you upload. You grant bookmystay a worldwide, non-exclusive, royalty-free licence to host, store and display it for the purpose of operating the Service. We may remove content that breaches these Terms or the law.
THE SERVICE IS PROVIDED "AS IS", WITHOUT WARRANTIES OF ANY KIND, TO THE MAXIMUM EXTENT PERMITTED BY LAW. bookmystay is not liable for any booking, stay, guest or owner conduct, external booking system, or transaction arranged through or linked from a booking page. Nothing in these Terms excludes liability that cannot be excluded by law (including for death or personal injury caused by negligence, or fraud).
We may suspend or terminate accounts that breach these Terms or create risk. You may close your account at any time by emailing hello@lavndrliving.com.
These Terms are governed by the laws of Spain, without prejudice to mandatory consumer-protection rights you have where you live if you're an EU/UK consumer.
We may update these Terms; material changes will be notified via the Service or email.
